Standard operating policy for KamraSaathi Pvt. Ltd.
1. Property Visit Service & Brokerage Policy
Discounted Property Visit Service (₹300): Discounted from the reference price of ₹500 (saving you ₹200). Covers coordinated assistance for a target of 3 to 5 suitable properties, subject to availability and scheduling.
Upfront Brokerage Disclosure (50% 1st Month Rent): Applies only when a room is successfully finalized through KamraSaathi. The visit fee and brokerage are separate charges.
Online search and property browsing on KamraSaathi are 100% free. The ₹300 visit service fee is payable at the time of your scheduled visit. If you do not finalize an accommodation, no brokerage is ever charged.
2. Property Visit Cancellation & Rescheduling
Tenants may reschedule or cancel scheduled property visits by giving at least 4 hours advance notice to our Ranchi field coordinator without penalty. Because the ₹300 visit fee is collected at the visit, cancelling in advance incurs no cancellation charge.
3. Direct Host Security Deposits & Tokens
When a tenant chooses to book a room, advance tokens and security deposits are paid directly to the property host/landlord.
Pre-Move-in Inspection Window: If a room is found materially discrepant from its verified listing scorecard (e.g. absent Wi-Fi, inoperable plumbing, or false room configuration), KamraSaathi intervenes via our Ranchi local audit team to facilitate an amicable resolution or complete refund from the host.
Written Tenancy Agreement: We mandate all hosts to provide a clear written receipt and tenancy terms stating deposit refund timelines upon notice period.
4. Host Verification & Priority Listing Services
Where property hosts engage KamraSaathi for professional physical audit, photography, or priority verification services:
- Before On-Site Inspection: If a host cancels before our field executive has been dispatched to the property in Ranchi, a 100% full refund is issued within 3-5 business days.
- Post Field Visit: Once our verification team has inspected the premises and processed media, verification service fees are non-refundable as audit labour and verification costs have been incurred.
- Verification Rejections: If a property fails mandatory safety, hygiene, or legal criteria, the host is granted a 14-day cure window to rectify discrepancies before a re-audit is conducted.
5. Refund Processing Timeline
Approved refunds from KamraSaathi are processed via original payment mode (UPI, Net Banking, or Card) within 3 to 5 working days.
